Strata Electrical Projects in Metro Vancouver: A Council's Guide
Strata electrical work has different stakeholders, different budgets, and different rules than any other kind of job. Here is how councils should scope it.

The three project types every strata will face
Common area upgrades - parkade lighting, entry systems, corridor lighting, life-safety systems - are the most predictable. They usually appear in the depreciation report and can be scheduled against the CRF (Contingency Reserve Fund) with a proper contractor bid process.
EV charging infrastructure is the fastest growing category. BC now legally requires strata corporations to accommodate reasonable EV charging requests. The right first step is an EV Ready Plan with load management, not a first-come-first-served scramble to individual stalls.
Building rewires and service upgrades - triggered by aging aluminum wiring, undersized services, or failed insurance renewal - are the largest projects, and require an Alternative Approval Process or Special General Meeting resolution.
EV charging: get the plan before the request
An EV Ready Plan is a professional assessment of your building's total electrical capacity, how it can be shared across stalls with load management, and how much infrastructure to install now vs later. Buildings that install the plan first save five to ten times what they spend retrofitting one charger at a time.
The BC Government's EV Ready rebate covers a substantial percentage of the assessment and infrastructure cost for qualifying strata buildings in Vancouver, Burnaby, Richmond, and beyond.
